5 Signs It Is Time to Replace Your Furnace

Nobody wants to spend money on a new furnace. But at some point, keeping the old one alive costs more than replacing it. Here are the five clearest signs that your furnace is ready for retirement.

Sign 1: Your Furnace Is Over 15 Years Old

The average furnace lasts 15 to 20 years. If yours is approaching or past 15 years, start planning for replacement even if it is still running. Older furnaces become less efficient over time, parts become harder to find, and the risk of a complete breakdown during a cold snap increases every year. Many furnaces we see in older Windsor and Fort Collins homes are well past their prime but homeowners keep patching them because they dread the replacement cost. The truth is that a 20 year old furnace running at 65% efficiency is costing you significantly more per month than a new unit at 96% efficiency.

Sign 2: Your Energy Bills Keep Climbing

If your gas bills have been steadily increasing over the past few winters even though gas prices have not changed dramatically, your furnace is losing efficiency. As components wear, the system works harder to produce the same amount of heat. Compare your bills from 3 to 5 years ago. If they have jumped 20% or more without explanation, your furnace is burning gas without converting it efficiently into heat.

Sign 3: You Are Calling for Repairs Every Year

The occasional repair is normal. But if you are calling for furnace repair every winter, those costs are adding up. A good rule of thumb: if the repair costs more than 50% of a new furnace, replace it. And if you have spent $1,500 or more on repairs over the past two years, that money would have been better invested in a new system. We see this pattern frequently in Loveland and Greeley homes where homeowners keep throwing money at an aging furnace hoping it will last one more year.

Sign 4: Uneven Temperatures and Strange Noises

Does your home have hot and cold spots? Is one room comfortable while another is freezing? An aging furnace loses its ability to distribute heat evenly. Ductwork issues can contribute, but if the problem has gotten worse over time, the furnace itself is likely the culprit. Pay attention to noises too. Banging, rattling, squealing, and popping sounds that have gotten louder or more frequent indicate components that are wearing out. A healthy furnace runs relatively quietly.

Sign 5: The Heat Exchanger Is Cracked

This is the most serious sign. A cracked heat exchanger can leak carbon monoxide into your home. If a technician tells you your heat exchanger is cracked, do not delay replacement. This is a safety issue, not just a comfort issue. Heat exchanger replacement alone often costs $2,000 to $3,500, which makes a new furnace the obvious choice. Symptoms of a cracked heat exchanger include a yellow or flickering burner flame (should be blue), soot inside the furnace, a strong smell when the furnace runs, and CO detector alerts.

The Repair vs. Replace Calculation

Here is a simple formula: multiply the cost of the repair by the age of the furnace. If that number exceeds $5,000, replace it. For example, a $400 repair on a 15 year old furnace = $6,000. That tips toward replacement. A $200 repair on a 5 year old furnace = $1,000. That is a clear repair situation.

What to Expect from a New Furnace

A new, properly sized, high-efficiency furnace installed in your Northern Colorado home will:

  • Lower your monthly gas bills by 20% to 40%
  • Heat your home more evenly and consistently
  • Run quieter than your old system
  • Come with a manufacturer warranty (typically 10 years on parts)
  • Give you peace of mind during Colorado's worst winter weather
